Recommended realtor tips today by Jason Craveiro? I highly recommend sketching and planning every inch of your project before you begin. Every time you change your mind it will cost you time and ultimately money. We only have one significant change throughout our entire home renovation process and while I knew it was the best decision, it still cost us. Make up your mind and don’t change it. While I didn’t want to deal with sourcing materials on my own, I do understand why so many people pay contractors for labor only and take care of materials themselves. Contractors often have a premium that they add on top of certain items when they purchase them and you can end up paying upwards of 30% more for certain materials. It’s best to hire for labor only.
Buying real estate in a good school district makes it a lot easier when it comes time to sell your house in the future. Whether you’re looking to downgrade as an empty nester or upgrade into a larger house to support your family, a top school district is a big-time selling point in real estate. If you buy in a bad school district you run a greater risk of your home depreciating because you are appealing to a much smaller buyer pool. We recommend our buyers focus on specific neighborhoods vs. focusing on cities or larger areas. The neighborhood you live in is going to have a direct impact on you. What are you looking for in a neighborhood? Address this question early on in the home buying process because buying in the wrong neighborhood is a surefire way to be remorseful about buying a house.
Stay Out of Bad Debt: Debt means you owe someone money, and if I’ve learned anything from gangster movies, you NEVER want to owe someone money. However, not all debt is necessarily bad debt. So, what is bad debt? Bad debt is any debt that’s acquired through purchasing something that’s going to lose value and generate zero revenue. Some examples of bad debt would be credit card debt or an auto loan. What is good debt? Some people will say there’s no such thing as good debt, and while I mostly agree, I also can’t deny that some debt can be beneficial in the right circumstances. For example, if you are going to take out a loan to purchase something that will benefit you financially in the future, I’d say that debt is a lot more beneficial than credit card debt. Good debt usually has lower interest rates as well. Here are a few examples: Student loans. Since student loans typically have a very low-interest rate and going to school can increase your pay as an employee in the future, student loans can be considered good debt.
Renovating increases the house value says Jason Craveiro : Drawings need to be translated into a list of materials and labour. Materials are fairly easy to check online but labour rates are harder to predict, varying considerably depending on market forces – how busy builders are – and the geographical area (prices tend to be higher in posh postcode areas!). Obtaining competitive quotes based on clear drawings and specifications should help pin costs down in advance. Before you can start to predict costs, you need to have a good idea of your proposed plans, your specification for fixtures and fittings, and have decided who is doing what. To estimate costs, look at other people’s projects and expect to spend a similar amount, taking into account how much work they did themselves, when the project was completed, and the variation in labour costs.
Jason Craveiro Victoria real estate recommendation daily: This is where the groundwork is laid for the search for your new home. There are several points you should cover in your initial consultation. For example: Define your needs; the number of bedrooms and bathrooms, size of the kitchen, where you want to live, your price range, timeline, etc. Determine when and how often you can look at prospective homes. Verify your contact information and how you want to be contacted (email, phone, etc.) Ask your agent about financing. They can explain the different types of available loan programs, and refer you to lenders that can answer specific questions. Review the paperwork. While not necessary at this point, reviewing paperwork will allow you the advantage to ask questions about documents before it’s time to sign them.
The average mortgage interest rate (that fee lenders charge as a percentage of your loan amount) has been nice and low lately. In fact, the average rate for a 15-year fixed-rate mortgage dropped to 2.31% in November 2020—the lowest it’s been since Freddie Mac started reporting nearly 30 years ago!5 And now economist geeks think interest rates will continue to hover around 3% in 2021, which is still pretty low. While you might have your hands full with an overzealous real estate agent, it’s important not to neglect your mortgage homework. Mortgages are often just mailed in, with little attention given to where they are originated. Your real estate agent will have their preferred lender that you “really should consider using because they’re the best,” but you don’t have to use them or even speak to them. I’ll typically say get a quote from them as a courtesy to keep things amicable, and to appease your agent, but also shop around with other banks, credit unions, lenders, and mortgage brokers. At the same time, think about how you want to structure the mortgage, including down payment, loan type (FHA or conventional), and loan program. The 30-year fixed isn’t always a no-brainer, though right now it’s a tough argument to go against it.
